The honest answer

Restore first, replace only when you must

Most failing roofs can be restored. When they cannot, because the deck is gone or the assembly is saturated, the honest answer is a new roof. For commercial low-slope buildings, a coated SPF system is the path we recommend and self-perform: it insulates and waterproofs in one continuous layer and carries the same renewable warranty as our restoration work. EPDM, TPO, and commercial-grade shingle systems are available when a project specifically calls for them, supplied through trade partners.

We restore roofs for a living, so we say it plainly: most low-slope roofs do not need to be replaced. When the deck has failed, the insulation is saturated through, or the structure is compromised, a new roof is the right call, and a coated spray foam system is the one we build and stand behind.

Single-ply (EPDM, TPO) and commercial-grade shingle systems are available when a project specifies them, supplied through trade partners. They are options on the table, not the path we steer you toward.

When do you recommend replacement over restoration?

Only when the roof cannot be restored: a failed or rotted deck, saturated insulation throughout, or structural problems. Most low-slope roofs can be restored, which we confirm with a moisture survey first.

What roof do you recommend for a new commercial building?

Do you install single-ply or shingle roofs?

Is a new SPF roof warranted like a restoration?

Yes. A new coated SPF roof carries the same 10, 15, and 20-year warranty terms by topcoat thickness as our restoration systems.

Can you work on a new building before the roof deck is loaded?

Yes. SPF bonds to a clean, dry, sound deck. We coordinate with the general contractor on sequencing and the required thermal or ignition barrier.

How do you decide between replacement and restoration?

It starts with a documented inspection. If the deck is sound, restoration is almost always the better value. Replacement is reserved for roofs that genuinely cannot be recovered.
