Walkable, waterproof fluid-applied coatings for parking garage decks, plazas, and walkways, protecting the structure below while carrying daily traffic.

A parking deck or plaza has to do two jobs at once: waterproof the structure below and take a beating from the traffic on top. A fluid-applied pedestrian coating system is built for exactly that, a waterproofing membrane with a durable, slip-resistant wear surface bonded on top, so the deck stays sealed while it carries foot and vehicle traffic every day.

    Survey & prep

    The deck is inspected for cracks, spalling, and existing drainage, and the surface is profiled so the system bonds properly.

  2. 02

    Waterproof membrane

    A fluid-applied waterproofing membrane is installed first, sealing the structural deck against water intrusion.

  3. 03

    Traffic wear coat

    A durable, slip-resistant topcoat is applied over the membrane, sized to the traffic it will carry, foot or vehicle.

  4. 04

    Detail & stripe

    Expansion joints, drains, and curbs are detailed, and traffic striping is applied where the deck requires it.

Vehicle traffic decks

Parking garage decks face constant vehicle traffic, de-icing chemicals, and structural movement at expansion joints. The wear coat is built for repeated vehicle load and chemical exposure, with the waterproofing membrane protecting the structural slab and rebar below from water and chloride intrusion.

What is pedestrian coating used for in a parking garage?

Is the surface slip-resistant?

Yes. The wear coat is applied with a slip-resistant finish suited to the traffic type, foot or vehicle.

Does it work on plazas and walkways, not just garages?

Yes. The same waterproofing-plus-wear-coat approach applies to plaza decks, balconies, and walkways, sized to foot traffic instead of vehicle loads.

How long does installation take?

It depends on deck size and condition. Because the deck typically needs to be out of service during application and cure, we coordinate scheduling to minimize disruption.

Do you handle this in-house?

Pedestrian and traffic coatings are delivered in-house or with a specialty partner depending on the project scope.

Is this an established service or a new one?
