Overview

Freeman Shopping Center is a family-owned, full-service center in Freeman, South Dakota — a hardware store, a supermarket, a pharmacy, and a franchised restaurant, all under one 21,140 square foot roof. When the owners went looking for a new roof, they asked for quality, efficiency, and affordability, in that order.

The challenge

The building was forty-three years old, and its metal panel roof was failing the way metal roofs of that age do. The owner had started chasing leaks through aging edge details, fasteners, and seams. On a warm-up after a cold snap, the underside of the roof would condensate, drip, and stain the ceiling tile below. The closure strips at the roof edge no longer filled the flutes, so water backed up into the building. And the galvanized coating — the panels' only rust protection — had worn thin and heavily oxidized, with rust starting to show in places.

What we did

A-1 sprayed a high-density polyurethane foam and a high-tensile acrylic coating directly over the existing metal. That eliminated the tear-off, and with it the risk of exposing the building's contents and services. The foam added R-10, and because it sits at the outermost surface of the roof it moved the condensing surface outside the building — which is what actually ended the ceiling-tile problem, rather than just covering it. The flutes at the roof edges were resealed to stop water backing in. Ten working days, start to finish.

The result

One monolithic surface now encapsulates the old panels: the metal oxidation halted, the leak paths closed, and no seams left to fail. The system carries a ten-year guarantee against material defects and a projected fifteen-to-eighteen-year life cycle, at which point a wash and re-coat restarts it. A-1 estimates the roof pays for itself on energy savings of thirty percent or more per year.
