10-Year vs. 20-Year SPF Roofing Warranty: What Actually Changes

The difference between a 10-year and 20-year SPF roofing warranty is 10 mils of topcoat, one fewer recoat cycle, and twice as long an inspection obligation. The exclusions are the same at both tiers. Here is when the 20-year system is worth it and when it is not.

For most commercial buildings in the Upper Midwest with a 15-year or longer ownership horizon, the 20-year warranted SPF system is the stronger choice. The topcoat cost difference is real, but the recoat savings over time favor the longer term on any building the owner intends to hold. The 10-year tier makes financial sense in specific situations, which are covered at the end of this post.

What the warranty term actually measures

A spray polyurethane foam roofing warranty term is not a prediction of how long the roof will last. It is a reflection of how thick the topcoat is.

The foam substrate itself can last indefinitely when protected from UV exposure. What degrades is the silicone or polyurethane topcoat that shields the foam. When the topcoat weathers beyond its useful thickness, the foam underneath begins to oxidize and chalk.

Dry film thickness (DFT) of the topcoat determines how long it will reliably protect the foam before that degradation occurs. Manufacturers set warranty terms based on topcoat DFT. GacoFlex S20, the system A-1 installs, sets its own: 24 mil wet for 22 mil dry film at 10 years, 32 mil wet for 30 dry at 15, and 40 mil wet for 38 dry at 20, and Gaco asks for a further 10% over nominal to qualify as a warrantable application. Note the overlap — 30 mil dry buys a 15-year term under Gaco, not a 20-year one.   • 22 mil DFT = 10-year warranted system (GacoFlex S20)

Paired comparison: 10-year vs. 20-year across six criteria

Topcoat DFT. The 20-year system requires 10 additional mils of coating applied in extra passes. On a 50,000 sq ft roof, that is a real material cost. On a 10,000 sq ft roof, it is proportionally less significant. Neither DFT is unsafe; both produce a weatherproof, UV-resistant surface on day one. The 30 mil system simply has more reserve before the coating thins to the degradation threshold.

Recoat cycle. The 10-year system means the building owner pays for a maintenance recoat twice in 20 years. The 20-year system pays for one recoat in the same period. If recoat cost is roughly comparable to the original topcoat cost (a reasonable general expectation, though A-1 can quote your specific roof), the 20-year system is less expensive over a 20-year horizon. The catch: if the building sells before year 10, that calculation reverses and the 10-year system wins.

Inspection obligation. Both tiers require semi-annual inspections, typically in spring and fall, with documented records kept throughout the warranty period. There is no inspection advantage at either tier. The maintenance obligation is identical in frequency and documentation requirements.

Exclusions. This is where building owners are most frequently surprised. Standard exclusions are the same at both warranty tiers. Ponding water (standing more than 48 hours after rain ends) is excluded from both. Mechanical damage from foot traffic, equipment dragged across the roof surface, or rooftop HVAC service without walk pads is excluded from both. Consequential damages to building contents or interior finishes from a covered leak are typically excluded from both. A 20-year warranty does not provide broader coverage than a 10-year warranty on these categories. It covers the same events, for twice as long.

NDL coverage. NDL (No Dollar Limit) is a coverage type, not a warranty term. It means the manufacturer covers the full cost of repair for any covered claim without a dollar cap. Material-only warranties cap the manufacturer's liability at the material value. NDL coverage is available at both the 10-year and 20-year tier from most manufacturers that offer it. It is a separate specification decision from the warranty term. When comparing bids, verify whether each proposal includes material-only or NDL coverage, and whether the NDL warranty is issued by the manufacturer directly or by the contractor.

Warranty renewability. Both tiers renew identically: at expiration, the roof is inspected, cleaned, any damaged areas are repaired, and a fresh topcoat at the required DFT is applied. The manufacturer then reissues a new warranty. The foam substrate is not replaced. This recoat cycle can continue for the life of the building at either tier.

The ownership horizon: when the 10-year system wins

The 20-year system pays off if the building owner holds the property through the full warranty period. The savings come from deferring a recoat cycle by 10 years.

If the ownership horizon is under 10 years, the 10-year system is almost always the financially rational choice. The building will sell before the first recoat is due, and most manufacturer warranties transfer with the property on sale. A 20-year warranted roof does not meaningfully increase sale value over a properly maintained 10-year warranted roof in year 7 of the original term.

What the warranty document says vs. what contractors pitch

Most SPF contractors lead their warranty pitch with the term number: '10-year warranty' or '20-year warranty.' Few lead with the maintenance obligations attached to it.

The warranty is a bilateral agreement. The manufacturer warrants the system's waterproofing performance under normal service conditions. In return, the building owner commits to semi-annual inspections with documented records, prompt repair of any mechanical damage, and recoating at or before the warranty expiration date.

Skipping the spring inspection, failing to document the fall one, or waiting more than a few months past the warranty expiration to schedule a recoat are each grounds for the manufacturer to deny a claim. The documentation requirement is not a formality. It is a condition of coverage.

The practical implication: the 20-year system requires the same inspection and documentation discipline as the 10-year system, for twice as long. A building with a weak maintenance track record is a poor candidate for the 20-year tier. Not because the foam performs differently, but because the extended obligation period increases the probability that a documentation lapse will leave the owner with a denied claim when they need coverage most.

Where this recommendation fails

The 20-year recommendation above does not hold in three situations.

If the existing roof surface is in marginal condition and the SPF system will need rework within 5 to 7 years regardless of warranty term, the warranty tier decision is premature. Address the substrate first.

If the building has unresolvable drainage problems, the ponding water exclusion in both tiers limits warranty value. A coating system over a chronically wet field needs drainage corrections or a silicone coating rated specifically for ponding before a warranty tier comparison is relevant.

If budget constraints require choosing between a 10-year system installed now versus a 20-year system delayed by 12 to 18 months, the installed 10-year system almost always wins. Roofing problems deferred are roofing problems compounded. The incremental long-term value of the longer warranty does not offset an active leak, a deteriorating existing system, or a growing thermal performance gap.

How to compare warranty terms across competing bids

When reviewing bids that quote different warranty terms, check these four items specifically rather than comparing term numbers alone:

  • Topcoat DFT specified in the bid (not just the warranty term number listed in the proposal header)
  • Whether the warranty is issued by the manufacturer or by the contractor
  • Whether NDL or material-only coverage is included
  • What the inspection frequency and documentation requirements are, and who is responsible for tracking them

Two A-1 jobs, two different warranty answers

The tier decision is easier to see against real buildings than in the abstract, and A-1 has one of each.

The Monument in Rapid City is a 193,018 square foot civic venue restored under GacoFlex S-2000 at 38 mil dry film, carrying a 20-year NDL labor and material warranty. On a building of that size, under that ownership, the long tier is the obvious call: the incremental coating cost is small against the disruption of coming back to a working event venue sooner than you have to.

Freeman Shopping Center is a 21,140 square foot retail center where the spray foam system carries a 10-year material defects warranty. Different building, different horizon, different answer. Neither one is the wrong choice. The variable is not which tier is better, it is how long the owner intends to hold the building and what a return visit costs them.
